During the viewing it became clear that much more maintenance was needed than the presentation suggested. The documents also showed costs you would have to take into account as a buyer.

Comparable homes in better condition had moreover sold for amounts around the asking price.

Our advice was therefore clear: do not follow the asking price, but bid on what this home in this condition was worth according to us.

This was the home we wanted to go a little further for.

The home met almost everything we had discussed with the client beforehand: the right neighbourhood, a good layout, outdoor space and little work after the purchase.

We found the asking price realistic and saw that comparable homes were selling strongly. We also knew there was serious interest.

The amount was a little above the limit the client had in mind beforehand. Still we advised going just outside that comfort zone, because this home fitted exceptionally well and the difference stayed within the value we could substantiate.

So bid advice is not: asking price plus a percentage.
